Short answer: No, you can't run a nightly Airbnb in Leawood. City Code 8-536 bars renting a home for less than 30 days, and the whole home has to be rented, not a room. What you can do is rent the house furnished for 30 days or longer with a Leawood rental license, which costs $75 a year for a single-family home. That is the mid-term rental model, and it works well in Leawood.
What Code 8-536 says
The city's Neighborhood Services page quotes the rule under its Residential Rental License tab. In plain terms:
- No one may rent out, or offer to rent out, a dwelling unit for less than 30 days.
- Renting a portion of a home isn't allowed. The renter gets the entire dwelling.
- You have to apply for a rental license before you offer the home for rent at all.
The rule covers everything under 30 days, so a weekend stay, a week at the holidays and a 20-day work trip are all out. A 30-day stay is fine.
The Leawood rental license
Once a stay is 30 days or longer, the home is a regular rental in the city's eyes, and it needs a license:
- Apply online through the Access Leawood city licensing portal.
- Call the city at 913-663-9171 to schedule an inspection of the home.
- Expect another inspection between tenants, unless the home was inspected in the past six months.
Leawood's 2026 fee schedule lists the license at $75 per single-family dwelling and $20 per apartment unit, with a $20 rental inspection fee.
What owners can still do
Rent it furnished by the month. Furnished stays of 30 days or more are what the code allows. The guests are people who need a whole house for a month or a season: traveling nurses on hospital contracts, families relocating for work, people whose home is being rebuilt after a fire or flood, and couples between a sale and a purchase. AMC Entertainment's headquarters is on Ash Street in Leawood, per its investor contact page. Our mid-term rental page covers how we run these stays.
Price for a month, not a night. Mid-term guests compare monthly totals with utilities, Wi-Fi and furniture included. They want a full kitchen, a washer and dryer, a desk and a quiet street, which a lot of Leawood homes already have.
Expect fewer turnovers. One guest a month means one cleaning instead of a dozen, and less wear on the house. In return, you need to fill gaps between contracts quickly, which is most of what a manager does for a mid-term home.
Run nightly stays somewhere else. If you want nightly bookings, the rules are friendlier a few miles west. Overland Park and Olathe allow short-term rentals, as our Olathe page explains.
How we manage Leawood homes
We get the rental license in place, list the home where monthly guests look, screen every guest, coordinate move-in and move-out cleaning and inspections, and handle repairs with your approval on costs. Our standard fee is 15% of booking revenue.
Across the homes we've managed, we've hosted 8,000+ stays over 5 years with a 4.8 star average rating. Our Kansas City owner's guide compares the rules in every city across the metro.
Nothing here is legal advice. City codes change, so confirm the current rule for your address with Leawood before you list.
