Short answer: Yes. Olathe lets owners rent their homes on a short-term basis, and the city's short-term rental page lists no separate permit for it. Guests pay a 9% city transient guest tax on top of sales tax. YourSTRManagement runs short-term and furnished monthly rentals in Olathe for owners who want the work handled: pricing, guests, cleaning, repairs and the monthly statement.

What Olathe's rules say

The city's short-term rental page puts it plainly: "Olathe property owners may choose to rent their homes on a short-term basis." The rest of the page is good-neighbor advice, not a licensing process:

  • Give guests off-street parking whenever you can.
  • Read your HOA covenants first. Many Olathe subdivisions have their own rental rules, and those can be stricter than the city's.
  • List on platforms that ban parties.
  • Follow the normal city codes on noise, trash and property upkeep.

Olathe also says it does not require a general business license (city clerk's page). We did not find a residential rental license on the city's site either, but call Olathe Building Codes before you list to confirm nothing applies to your address. Rules around Kansas City change often. Lenexa, the next town north, does require a rental license.

Taxes on an Olathe rental

Olathe's taxes and fees page sets the transient guest tax at 9%. The same page puts the combined sales tax rate in Olathe at 9.475%: 6.5% state, 1.475% Johnson County and 1.5% city.

Airbnb's Kansas tax page says it collects the 6.5% Kansas state sales tax on every reservation, cleaning fee included. Collection of local taxes depends on the listing, so don't assume the platform covers all of it. When we set up a listing, we check which taxes the platform collects and which ones you still file.

Who books stays in Olathe

Olathe's guests are mostly people with a reason to be in town rather than tourists:

  • Business travel. Garmin has its U.S. corporate headquarters campus in Olathe, and work trips there fill weeknights.
  • College visits and graduations. MidAmerica Nazarene University is on College Way in Olathe. Families come in for move-in weekends and commencement.
  • Family visits. Relatives coming in for holidays, weddings and new babies want a full house with a kitchen and a yard instead of two hotel rooms.

Three- and four-bedroom homes with parking for two cars tend to fit those groups. Smaller homes near the I-35 corridor can also work as furnished monthly rentals for relocating employees and traveling nurses. Our mid-term rental page covers that model.

What full management covers

We handle the listing, photos, nightly pricing, guest messages at any hour, screening, cleaning after every checkout, restocking, and repairs through local contractors with your sign-off on costs. You get a monthly statement. Our standard fee is 15% of booking revenue. The details are on our services page.

Across the homes we've managed, we've hosted 8,000+ stays with a 4.8 star average rating over 5 years. We carry $1M in liability coverage and $100K in damage coverage.

If you own in Kansas City, Missouri instead, the rules are much tighter. Our Kansas City owner's guide compares every city in the metro.
